The Duna Spirit answers challenges that are left unresolved in the everyday life of the inhabitants of Budapest, capital of Hungary and surrounding suburban towns. Ideal living and working environment is created by intelligent, innovative offices, fresh, healthy air, green spaces, residential buildings set in the nature of the bank of the Danube and by well-developed coordinated urban infrastructure. The concept of the Duna Spirit project is conceived by blending contemporary urban planning with cultural aspects and business principles.

The space planning principle of the Duna Spirit is based on establishing a physical and intellectual connection between the historical centre of Nagytétény and the centre of the new district. The park of the historical centre’s renowned Baroque mansion, the Száraz-Rudnyánszky Mansion, constitutes the imaginary centre point of the structure of the concept. From this point a new part of town is being developed on the concept of a system of extensive, streamlined, dynamic principles, which will, in cooperation with the historical centre, become Nagytétény’s new heart.

As part of the most important communal objectives, the Duna Spirit Project aims to reinforce this structural relationship within the city, to lay the foundations for a physical and spiritual renewal and to supplement the existing institutional network. The Duna Spirit Project offers human-scaled buildings and urban spaces, scales we would not often find in grand urban developments schemes nowadays.

Location.
The Duna Spirit project is situated on the southern-west part of Budapest in the formerly independent settlement of Tétény, characterized by the military campona dated to the era of the Roman Empire and the famous baroque Száraz-Rudnyánszky mansion. The plot of some 32 hectares is in key position for the southern development of the Hungarian capital along the bank of the river Danube. The re-cultivation of the former floodplain created a potential development area here motivating the renaissance of the historical city centre of Tétény.

The main square along with the buildings located here is not only a central organising space. It seeks and creates connections with the historical centre.
The business park is located along the main road No 6. Buildings here are prominent, and easily reached. The plots in the park satisfy demands of changing market needs and provide optimal flexibility for the development.
The calmer inner areas of the Duna Spirit are most suitable for location of residential blocks that structurally link the neighbouring zone of detached single family houses. Urban villas, well-scaled residential blocks are located along the promenade towards the main square. The south-western area of the Duna Spirit Project is the place of recreation, sport and education due to its calm, inspiring setting that has an intensive link to the river bank and the undisturbed natural environment.

When designing the Duna Spirit Project, particular attention was given to emphasising its connection to the river in both physical and emotional sense. The main square leading to the Danube places the river in the centre. Through this integration the existing natural green promenade along the Danube Bank becomes a part of the city adding a feature to the Duna Spirit Project unique to Budapest. The different parts of the almost 1.5-km-long river bank section are connected together via promenades. The planned landscaping features of the promenade re-structure the entire river bank according to the various functions of the adjoining urban blocks. The protected natural flora and birds of the sands adjacent the promenade on the bank shall remain intact.

The project preserves some one half of the area as green space. Attractive public parks, public space ponds and fountains create a liveable residential and work environment in the immediate vicinity of the Danube. Intensified green areas, characterised theme gardens create an overall natural green texture throughout the entire area of the Duna Spirit project. The designed landscape is blended with the untouched wild natural beauty of the riverbank. The flood plain adjoining the Duna Spirit area towards south of the bank will certainly remain free of development thus ensuring the dominance of the nature, and creating an environment for people with active lifestyle.

Business Park.
The Duna Spirit Business Park, situated in a gateway to the city, shall become Budapest’s southern learning centre in its well-designed, attractive, green environment. The 70 000 sqm office quarter has been created on the basis of a standard, moderate architectural concept. The buildings embrace an extensive public park that is the heart of the business park. The design of the buildings permits the accommodation of office spaces of different sizes based on individual needs. This provides a unique degree of flexibility in development and, at the same time, guarantees a high-quality working environment both for its future users.

In four different blocks, four different types of housing units are going to be created. Raw houses with shared gardens and larger flats. Low rise-high density housing units with private small gardens and flexible flat sizes. So called urban villas arranged by semi private courtyards and direct view to the river.
